A property card — called Malmatta Patrak (मालमत्ता पत्रक) or Aakhiv Patrika in Maharashtra — is the government-issued ownership record for urban land, the city equivalent of the rural 7/12 extract. Why you need a property card
- Ownership proof: it is the primary government record of who owns an urban plot or building.
- Bank loans: lenders ask for the property card before sanctioning a loan against urban property.
- Buying, selling, renting: verifying the card protects you from dealing with someone who isn’t the recorded owner.
- Property tax: municipal tax records tie back to the property card.
- Government schemes: urban property-linked benefits require it.
Check the card before any transaction — skipping it risks ownership disputes and inherited tax dues.
How to view your property card online (step by step)
- Go to the Mahabhulekh website
- Select the division
- Check the “मालमत्ता पत्रक” (Malmatta Patrak) radio button
- Select the district
- Select the taluka and sheet number
- Select the village
- Search using either “CTS no.”, “First name”, “Middle name”, or “Surname”
- Select the corresponding radio button
- Input the CTS no. or name in the input box. E.g. if CTS is “11/2A”, enter “11”
- Click the Search or “न.भु.क्र शोधा” button
- From the new dropdown, select the CTS no., e.g. “11/2A”
- Select the language
- Enter your mobile number
- Click “मालमत्ता पत्रक पहा” or “View Malmatta Patrak”
- Enter the captcha on the new tab
- View the document

Common issues
- Portal downtime: the government site is often slow or unavailable; retry during off-peak hours.
- Record not found: confirm the plot falls under city survey (urban) — rural land is on the 7/12 extract instead.
- Name search misses: the portal matches names in Marathi script; try the CTS number instead.
