How to read the area on your 7/12
Since the 2020 redesign of the 7/12, the area block carries a unit line —
क्षेत्राचे एकक हे.आर.चौ.मी. (hectare . are . square metre) for agricultural
land, and आर.चौ.मी. (are . square metre) for non-agricultural land. The area
is then written as three numbers separated by dots.

0.40.50 = 4,050 sq m = 0.4050 hectare = 40.03 guntha = 43,594 sq ft ≈ 1 acre.
A few things that trip people up:
Drop the second dot to get hectares. 0.40.50 is 0.4050 hectare and 1.04.50
is 1.0450 hectare. The are and sq m parts are always two digits each, because 100 sq m make
an are and 100 are make a hectare.
Are is not guntha. 40 are is 39.54 guntha, and 1 hectare is 98.84 guntha,
not 100. Brokers quote prices per guntha or per acre, so convert before you compare a deal
with the 7/12 area.
Look at the right row. The area block lists अ) लागवड योग्य क्षेत्र (cultivable
area), ब) पोट-खराब क्षेत्र (potkharaba, uncultivable) and एकूण क्षेत्र (अ+ब), the total.
The figure next to each owner's name is that owner's share, in the same format. See

NA land has no hectare part. When the unit line says आर.चौ.मी., the first
number is are: 44.00 means 44 are and 0 sq m, which is 4,400 sq m (43.49 guntha).
Hectare and are — government land records: the 7/12 and the agricultural
rates in the
ready reckoner, which are quoted per
hectare (NA and open plots are rated per sq m).
Acre and guntha — everyday buying and selling of farmland. Small plots carved
out of farmland and sold guntha by guntha are the subject of the
Gunthewari regularisation law.
Square feet and square metres — flats, bungalows and city plots.
Gaj (square yard) — common for plots in North India, rarely used in Maharashtra.
1 gaj = 9 sq ft.
1 guntha = 1,089 sq ft (a square of 33 ft × 33 ft). In metric that is 101.17 sq m, or 1.0117 are. It is also 121 gaj (square yards).
40 guntha make 1 acre. So 1 guntha = 0.025 acre, 10 guntha = a quarter acre and 20 guntha = half an acre. 1 acre = 43,560 sq ft = 4,046.86 sq m.
1 hectare = 10,000 sq m = 100 are = 2.471 acre = 98.84 guntha (about 1,07,639 sq ft). It is close to 100 guntha but not equal, because a guntha (101.17 sq m) is slightly bigger than an are (100 sq m).
No. 1 are (आर) = 100 sq m = 1,076.39 sq ft, while 1 guntha (गुंठा) = 101.17 sq m = 1,089 sq ft. The difference is about 1.2%, so 40 are on a 7/12 is 39.54 guntha, not 40.
The 7/12 prints area in हे.आर.चौ.मी. (hectare.are.square metre). 0.40.50 means 0 hectare, 40 are and 50 sq m = 4,050 sq m. That is 0.4050 hectare, about 40.03 guntha or 43,594 sq ft — almost exactly 1 acre.
1 acre = 43,560 sq ft = 4,840 gaj (square yards) = 4,046.86 sq m = 40 guntha = 0.4047 hectare.
