What each ferfar status means

A ferfar (mutation entry, Village Form VI) records a change in rights — sale, inheritance, loan — before that change reaches the 7/12 utara. The status tells you where the entry sits in that pipeline:

Check ferfar status by survey or gat number

People search for ferfar status by survey number, but Aapli Chawadi doesn’t offer a survey-number search box — notices are published village-wise, and every notice row carries the survey/gat number. So the working method is:

  1. Open bhulekh.mahabhumi.gov.in and follow the Aapli Chawadi / digital notice board link
  2. Choose the record type — सातबारा (7/12) for land mutations, मालमत्ता पत्रक for property-card mutations
  3. Select your district (जिल्हा), taluka (तालुका) and village (गाव) and enter the captcha
  4. Scan the सर्वे/गट क्रमांक column of the notice list for your number — every pending mutation touching that plot appears here
  5. Click पहा (view) on the row to open the full entry

If you know the ferfar number instead — say, from a seller’s document set — skip the notice board and pull the entry directly as a signed copy (steps below), or match the number against the mutation column of a fresh 7/12.

Reading the Aapli Chawadi notice

Each notice row on Aapli Chawadi (आपली चावडी) shows six things: the ferfar number, the type of mutation (खरेदी sale, वारस heirship, बोजा loan charge, and so on), the date of the entry, the last date for filing an objection, the survey/gat number, and a view link. The objection window must stay open at least 15 days from the notice. If a mutation you don’t recognise names your plot — or your name appears in someone else’s mutation — file a written objection with the Talathi or Circle Officer before that last date, quoting the ferfar number. An objection turns the entry into a disputed case that cannot be certified until it is heard and decided. Track a mutation application you filed yourself

Two situations look the same on the notice board but start differently:

  • Registered sale: after a kharedi khat is registered at the Sub-Registrar, the deed data flows to the Talathi automatically through the linked e-Ferfar system — no separate application, so the notice appearing on Aapli Chawadi is itself your confirmation that the mutation has been initiated
  • Everything elseheirship (वारस नोंद), loan entries, corrections — is filed through the e-Hakk public data entry system or in person with the Talathi, and you get an application number to quote when following up

  3. Choose digitally signed eFerfar from the document options
  4. Enter district, taluka, village and the mutation (ferfar) number
  5. Download the signed PDF and verify the digital signature shows as valid

How long ferfar approval takes

The one fixed number is the notice: at least 15 days must pass from publication before the certifying officer can act. Around that minimum, practical timelines vary — clean, uncontested entries are typically certified within 15–30 days, while guides that count the Talathi’s inquiry and notice service quote 30–60 days end to end. An objection stops the clock entirely: the entry joins the register of disputed cases and waits for a hearing. After certification, allow a few more days for the change to reflect on the 7/12, then verify it yourself rather than assuming.

Pending too long, or rejected: the escalation ladder

If your ferfar is pending beyond 30 days with no objection on record, escalate in writing at each step and keep dated copies:

  1. Talathi — ask for the entry’s current stage, quoting the ferfar number from Aapli Chawadi
  2. Circle Officer — the certifying authority; ask why certification is held up
  3. Tahsildar — supervises both; a written application here usually gets a dated response

For a नामंजूर (rejected) entry, insist on the written rejection order — it must state reasons. The appeal route runs within 30 days to the Tahsildar, then against that order to the Sub-Divisional Officer (SDO) under the appeal provisions of the Maharashtra Land Revenue Code, 1966, and onward to the District Collector. Many rejections are curable — a missing heir’s consent, an unstamped document, a mismatch with the current 7/12 — so read the order before appealing; re-applying with the defect fixed is often faster than the appeal.

Reading the ferfar utara: field by field

The ferfar utara (the extract of the entry) is in Marathi. These are the fields, in the order they appear on a typical entry:

Check the holder names character by character against the deed — a spelling slip here becomes a 7/12 correction case later. For a sale, the deed reference should match the Index 2 of the registered document.

Why the status matters before money moves

A few status patterns are red flags in any land deal: a mutation still pralambit months after a registered sale, an objection recorded on Aapli Chawadi, an inheritance entry made without all heirs on record, or a 7/12 whose holder doesn’t match the latest certified ferfar.
