What mojani is, and when you need it
Mojani — jamin mojani in everyday speech, since jamin means land — is a boundary-fixing exercise: a government surveyor measures your plot against the original survey records and marks where your land actually starts and ends. People typically apply for one when:
- A boundary is disputed — a neighbour’s fence, bund or construction doesn’t match the record
- Land is being subdivided (pot hissa) — splitting one survey/gat number among heirs or buyers
- Converting to non-agricultural (NA) use — exact area and boundaries must be fixed first
- Fencing, buying or selling — you want certainty about the physical extent before money moves
The measurement is done against the record, so get your paperwork straight first: an up-to-date 7/12 utara and no unresolved ferfar entries on the plot.
e-Mojani 2.0: what changed
The e-Mojani portal (emojni.mahabhumi.gov.in) has been upgraded to e-Mojani 2.0, which moves the process online end to end. (People type it without the hyphen too — e mojani, e mojani 2.0, e mojani status — every spelling points to this same portal.) The upgrade brought:
- Automatic fee calculation — the portal computes the charge from your plot details
- Online payment — no separate challan trip to the treasury
- GNSS rover measurement — surveyors use satellite-positioning rovers for accuracy
- Status tracking and SMS alerts — follow your application from registration to map delivery
- Digitally signed measurement maps — the क-प्रत is issued as a signed digital document
Apply for mojani online
- Open emojni.mahabhumi.gov.in and register with your mobile number
- Fill in applicant details and select the district, taluka, village and survey/gat number
- State the reason for measurement (dispute, subdivision, NA, fencing, etc.)
- Enter co-holder and adjoining-holder details — the office serves them notice of the survey date
- Pay the fee the portal calculates, and save your application number for status checks
A shet mojani application — shet is Marathi for farm — follows exactly these steps; measuring farmland is what most applications are for.
Mojani types and how fees scale

The base fee itself scales with the area being measured and the number of survey numbers and holders involved. Tier names and rates have been revised under e-Mojani 2.0 — treat the amount the portal shows at payment as authoritative rather than any figure you find elsewhere.
Check mojani status
- Online: use the application-status search on emojni.mahabhumi.gov.in with your application number — it shows the current stage, the allotted surveyor and the measurement date
- SMS: e-Mojani 2.0 sends updates to the mobile number you registered with
- Offline: quote your application number at the taluka Land Records (भूमी अभिलेख) office
Measurement day and the क-प्रत map
On the scheduled date the surveyor measures the plot — under e-Mojani 2.0, with a GNSS rover — in the presence of the applicant and any adjoining holders who attend. Boundary marks are fixed, and any encroachment relative to the record is noted. You then receive the क-प्रत (k-prat) — the mojani nakasha, or certified measurement map — showing the measured boundaries. Keep it safe — it is the document courts and revenue officers rely on in boundary matters, and it is far more authoritative than the reference map on the Bhu Naksha portal.
Apply offline instead
You can still file at the Taluka Inspector of Land Records (TILR) office: submit the application form with copies of the 7/12 and holder details, pay the fee, and collect your acknowledgment. Processing follows the same tiers as the online route.
