What Index 2 shows

Every time a document is registered at a Sub-Registrar’s office in Maharashtra, the office enters it into its indexes; Index 2 covers documents relating to immovable property. The extract records:

  • Document type — sale (kharedi khat), gift, mortgage, lease, release, etc.
  • Parties — who executed the document and in whose favour
  • Property — village, survey/CTS number, area, and description
  • Consideration and market value — the transaction amount and the government valuation
  • Stamp duty and registration fee paid
  • Document number, date of execution and date of registration

Why Index 2 matters

  • Title checks — a buyer searches years of Index 2 entries on a survey number to find every registered sale, mortgage or lease affecting the plot.
  • Resale and legal disputes — it is the quickest official proof that a transaction exists in government records.
