Checking a Nagpur 7/12 on Mahabhulekh
The queries differ — 7/12 Nagpur, satbara Nagpur, 7/12 utara Nagpur — but they all point to the same land record, pulled the same way. Nagpur is the easy case for the division dropdown — the district headquarters its own division:
- Open bhulekh.mahabhumi.gov.in
- Select division Nagpur
- Pick 7/12, then district Nagpur, your taluka (Nagpur Rural, Kamptee, Hingna, Katol, Saoner, Umred and others — 14 in all) and village
- Search by survey/gat number, or by name in Marathi script
- Enter the captcha and view

MIHAN and the Samruddhi corridor: read the record hard
Two projects reshaped Nagpur’s land market:
- MIHAN — the multi-modal airport hub and SEZ south of the city — pulled thousands of acres through acquisition, and pushed speculation into the villages around it.
- The Samruddhi Mahamarg (Nagpur–Mumbai expressway) starts here; villages along its alignment saw acquisition entries, partial takings and rapid resales.
If the plot you are eyeing sits near either, the 7/12 alone is not enough. Check the other-rights column for acquisition or reservation notings, confirm the remaining area after any partial acquisition, and walk the ferfar (mutation) chain to see every transfer. Match the plot’s shape and remainder against the Bhu Naksha cadastral map.
Where the 7/12 ends and the property card begins
Nagpur city — the state’s winter capital — is city-surveyed, so urban plots there are on the property card, not the 7/12. If a village near the city no longer appears in the Mahabhulekh dropdown, it has likely moved into the city-survey system as the municipal limits grew. The 7/12 remains the record for the rural talukas.
