In August 2014, Palghar district was carved out of Thane. Talukas including Vasai, Palghar, Dahanu, Talasari, Jawhar, Mokhada, Vikramgad and Wada moved to the new district. What remains in Thane are 7 talukas: Thane, Kalyan, Bhiwandi, Murbad, Shahapur, Ulhasnagar and Ambernath.

This matters for records:

  • Searching today: if the village went to Palghar, search under Palghar district on Mahabhulekh, even if every old paper you hold says Thane.
  • Old extracts: a pre-2014 7/12 naming Thane as the district is still valid evidence for its date. New certified copies are simply issued under the new district name.
  • Chains of title: expect the district name to flip mid-chain in the ferfar (mutation) history — that alone is not a defect.

Most of Thane district’s population lives on land the 7/12 does not cover. Thane city, Kalyan-Dombivli, Navi Mumbai, Ulhasnagar, Ambernath — city-surveyed urban land there is recorded on the property card. The 7/12 remains the record for the district’s rural belt: Shahapur, Murbad, rural Bhiwandi and village pockets being absorbed by expanding municipal corporations.

That absorption is exactly when records get messy — a village moving from Talathi records to city survey mid-transaction. Cross-check the plot on the Bhu Naksha cadastral map so you know which regime your land is under.
