Raigad’s land rush: check more than the 7/12
Raigad is where Mumbai’s next expansion is landing. The Navi Mumbai International Airport at Panvel–Uran, JNPT port expansion, and the planned NAINA / “third Mumbai” belt have made the district’s northern talukas some of the most speculated land in Maharashtra. Practical consequences for anyone reading a Raigad 7/12:
- Acquisition notings — check the other-rights column and the full ferfar chain for CIDCO, airport or project acquisition entries. Remainder plots after partial acquisition are routinely resold; make sure the area you are buying still exists on paper.
- CIDCO territory — land acquired and developed by CIDCO leaves the village 7/12 system for lease/allotment records and property cards. A plot marketed as “Navi Mumbai” may have no 7/12 at all, legitimately.

Offline: the district runs from Alibag
A quirk worth knowing: there is no town called Raigad — the district takes its name from Raigad fort. Administration sits in Alibag:
- Village Talathi — certified 7/12 copies.
- Tahsildar of your taluka — mutations and corrections (Panvel and Uran offices are the busiest, given the airport-belt activity).
- Collector’s office, Alibag — district-level revenue appeals and record rooms.
