Water decides value here — and it shows on the record
Solapur is one of Maharashtra’s most drought-prone districts, yet the Ujani dam on the Bhima has turned its canal-command pockets into sugarcane country, while the rest of the district grows jowar, pomegranate and rain-fed crops. That split runs straight through the land records:
- The 7/12’s crop and area entries distinguish irrigated from rain-fed cultivation, and in Solapur that distinction can multiply a plot’s price.
- Canal-belt land (Malshiras, Pandharpur side) often carries society loan and cane-dues entries in the other-rights column — check they are cleared before a deal.
- If the record says rain-fed but the field is canal-fed (or vice versa), get it resolved with the Talathi; mismatches surface later during loans and sales.

- Search by survey/gat number or name
- Enter the captcha and view
The free view is watermarked. The digitally signed copy costs ₹15 on digitalsatbara.mahabhumi.gov.in and is the one banks and courts accept.
On the Karnataka border
Akkalkot and the district’s southeastern villages sit against Karnataka. Maharashtra’s 7/12 stops at the state line: holdings across it are recorded in Karnataka’s RTC (Pahani) system and must be verified on that state’s Bhoomi portal separately. For families with land on both sides — common in the border belt — treat the two records as independent title checks.
